Agents seem to like the reassurance of an accountant supplying the figures. The references come in all shapes and sizes! A good accountant will paint the best picture from the available information.
Most ask "Is there any other information which may help our decision?". I always add a positive comment if asked.

Hi, is it not illegal to add a positive comment? In work references you cant say "they're crap" and you cant also say "they're great".
Just from my head, have never checked out the facts on it.

No, different rules apply here. I'm free to make whatever comments I like provided they are true.
I've just looked back to one I completed last month and as well as supplying income figures I added the comment "I have no hesitation in recommending Ms ***** as a tenant ......"
That way it becomes almost another character reference.

It would help if we knew the area as certain places are a piece of cake. Remember letting agent fees will soon be banned in England.

I don't think they will go hungry. However, as with nearly all Government policy, what sounded like an immediate ban was actually a proposal to 'consult' on a ban.
Housing minister Gavin Barwell was asked two months ago whether he would follow the Scottish example and ban letting fees. He tweeted: “Bad idea – landlords would pass cost to tenants via rent. We’re looking at other ways to cut upfront costs & raise standards”.
