Renting a room - HELP! - joianddommequeen - 26-11-2018

Hi There

I have been camming full time now for 2 years. Due to a unforeseen home situation I can no longer live with family and need to find a room to rent and I am panicking!

I rang about one room and the letting agents told me outright I couldn't rent a room as im self employed and would be running a business from the home. I said I have an ebay business rather than about cam.

Who here rents a room currently and can give me advice on this please.

I would like to know with being self employed what they will ask to see financial wise and how much of it, if its just the letting agents who wont rent to me and private would and also how do I get around not telling them about cam and so on will they find out by prying into my accounts if they ask for them?

Could I just say I do ebay and store stock at my parents house or something.

Also how much rent and deposit upfront would they ask for being self employed

I got the news dropped on me last night and honestly im panicking with what letting agent told me so I need some advice

I would really appreciate this a lot.

One of my clients was in a very similar position to you just last week. My overall advice to her was to be "economic with the truth". Don't obviously make fraudulent statements but don't go into great detail about what you do.

Self employed people can and do rent properties and some of them run businesses from them. Most of the webcammers I act for don't tell the agent/landlord what they do. If they have to they'll probably opt for describing themselves as a therapist or model.

The agents will probably asks for a copy of your form SA302 which you can download from the HMRC website. It shows your income but it doesn't show your occupation. Some may ask for a copy of your tax return. Be careful with that as the self employment pages have a box "Business description". Check what if anything is shown there. They can't demand a copy of your accounts and I would refuse to give them a copy. If you have an accountant they'll probably write to him/her for details of your income. This is often beneficial.

You may have more success with a private landlord than an agent because you'll be dealing with the property owner face to face and they'll be making the decision based on your character and ability to pay and may compromise if necessary.

Rents vary hugely depending on location but expect to pay a month's rent as a deposit as well as the first month's rent upfront.

Offering to pay (say) three months rent in advance may help but don't come across as desperate. Do you have a friend/relative who would act as a guarantor for the rent?

i had to give my deposit & six months upfront as I was newly self-employed.
If your registered with HMRC you should be ok with what 3CA says.

Most letting agents will ask for references from 2 people as well as proof of income and many do a credit check as well. Be careful renting from a private landlord as if he cottons on to what you are doing could hike the rent up. Something that has happened to friends offering real time from rented premises (in case you were thinking of that as an option)

As far as HMRC and other official people know, I am a self employed Online Content Creator. Which I am, and they don't need to know anything more than that.
